2012 has been an exceptional year to date for the property market in Welgevonden Estate. Since January 2012 until the time of writing (30 September 2012), there has been at least 48 houses sold within this popular security estate situated on the northern edge of Stellenbosch.
Meridian Realty, a market leader in the area since its inception in 2005, has set very impressive sales records during the first three quarters of 2012. Antonie & Venter Goosen, the brother duo that formed Meridian Realty in 2005, achieved a turnover of close to R35 million within Welgevonden Estate alone since January 2012. This gives Meridian Realty an effective market share of 42.5% of turnover within the estate this year thus far – the highest of any estate agency operating within the estate.
With property prices generally moving between R1 million and R2 million within the estate, Meridian Realty’s sales team has sold no less than 4 out of the 6 properties that sold in excess of R2 million within the estate in 2012.
The agency has facilitated 2 sales of R2750000, 1 of R2075000 as well as the highest price ever achieved within Welgevonden of R2850000. Other important milestones reached by the agency include the highest price achieved per m² within the estate of +/- R12900 per m².
According to Antonie and Venter, they have seen a marked increase in buyer activity over this term. The average price achieved jumped by 9.21% to R1660000 in 2012, up from an average price of R1520000 in 2011. According to them at least 48 houses have sold within the estate thus far, with a quarter of the year still remaining. The general outlook is growth driven, and they expect this trend to continue into the foreseeable future.
Asked why they are experiencing above average results, they indicated that they contribute it to their commitment to their clients over the past decade in the industry, combined with their cutting edge marketing exposure: “We believe strongly in the power of technology, and have invested heavily in state of the art equipment and marketing techniques to help our clients properties stand out from the competition. We do things differently. We incorporate professional photography, videography and virtual tours into the marketing mix of all our sole mandates. We furthermore generate awareness via our social media platforms and campaigns. This, together with our family orientated no-nonsense approach to business – with the focus on long term relationship building – have served us and our customers well.”
